Hawaii General Excise tax of 4.712% is added to all inspection invoices.

Square footage is based upon the total square footage of the house/condo living space which includes garages, lanais and other areas.  Square footage is subject to site verification. 

Any unpermitted living space areas not captured in MLS square footage are considered part of the total square footage.

Additional Dwelling Units (ADU) within the home or on the property,, i.e. ohana, mother-in-law suite, studio, rental, pool house, etc. are only subject to additional fees if additional kitchens and electric panel/sub panels must be inspected. ADUs on the property but not connected to the house are considered part of the total square footage of the house.

Drive fees may apply for Ka’u, North Kohala and South Kona Districts.
